Jun. 15th, 2007 05:51 pmUh. Remember when I said that I'm in a real poor condition to handle any disappointments right now? Well, I was supposed to finalize the apartment deal this afternoon. Only that I didn't. The couple that was selling the flat freaked out because of a one detail in the agreement, which I had added to cover my ass (in the case where the tenant would refuse to leave), turned around and drove home. My offer is still binding and they accepting is still binding, too, but now we have to figure out a deal that we can both accept and sign.
I bust in tears when the broker called me. It was the broker's fault anyway, suggesting a deal that would get me screwed if the tenant would get difficult, and then I kicked the responsibility of the tenant to the sellers, who freaked. And then I had to call to the bank to say that the deal would be delayed and better luck next week.
And, at work my computer finally died and I had to use my initiative and take the new laptop already configured to me (but banned for me to use) to get the work done. Ok, said the Power that Be (via e-mail), but I would have to find some other work station from monday on, and I would get my actual computer sometime next month. This is just fine by me, since now I can't sit on the lobby. So what if the lobby will stand unguarded most of the time? Not my problem, because I can't sit there.

Did they say anything about the contract for the guy who rents the place? Is there a specific date when he has to move?

Date: 2007-06-15 07:19 pm (UTC)Now it looks like that the deal will be not conected to any certain day but it will be made when both the seller and the buyer have seen that the flat is empty. That wouldn't still solve the notifying-the-landlord-situation. I'm going to suggest either the there won't be an option for an earlier sale, or that they will drop the price for 500eur, which is a one moth rent.

So I don't know what the seller is worried about (but then, I'm no expert in these matters, so I'm no help to you, I'm afraid). Hope it all works out for you!

Date: 2007-06-16 11:19 pm (UTC)Anyway, I think E has always been under the impression that the current owner is responsible that the appartment is free (and in current condition) on the specified date. Typically deals include a few clauses to cover for such cases: Firstly, in case of delay the seller will pay the buyer any reasonable costs caused by the delay. I've even heard of cases where a two-month stay in a hotel were paid for. Secondly, if the current tenant destroys the property before leaving, the seller must either mend the damages at his own cost. A camera and a few reels of film are very valuable tools in documenting the condition of the appartment at the time of signing the contract.

'A few people from kindergarden' plus 'couple of friends' plus two resident ones added up to nearly twenty kids. At least some aren't coming, phew.
